DP-1 (basic dwelling form)

The basic dwelling form: it covers a short list of named perils to the building, typically at actual cash value, with no liability coverage built in.

Also called: DP 00 01, DP1, basic dwelling form, dwelling fire basic form

DP-1 (ISO DP 00 01) is the basic form of the dwelling property program. It is written for houses that do not fit a homeowners policy: rentals, vacant or seasonal properties, and homes an insurer will not put on an HO-3. It insures the dwelling and other structures against named perils, meaning fire and lightning plus extended coverage perils such as windstorm or hail, explosion, riot, aircraft, vehicles, smoke and volcanic eruption. Personal property is covered only if you elect it and it carries a limit.

Two differences from a homeowners policy matter most. A dwelling form does not include personal liability or medical payments coverage unless you add it by endorsement or buy a separate liability policy, which a landlord in particular should not skip. And building losses under a DP-1 are typically paid at actual cash value, with replacement cost available by endorsement, so the check can be much smaller than a rebuild costs.

The DP-1 is usually the cheapest of the three dwelling forms, and its narrow perils list is the reason. Compare it with DP-3 before choosing, and see Dwelling fire policies: DP-1, DP-2 and DP-3 for how the forms differ and landlord insurance: what a rental property policy covers if the home is a rental.
