Home business endorsement
An add-on that gives a small office, studio, school or similar operation run from the house liability and business property coverage the base policy lacks.
Also called: permitted incidental occupancies endorsement, home business coverage endorsement
A home business endorsement adds coverage for a small business run from the residence that a standard homeowners policy would otherwise exclude or sharply limit. In the ISO program the common form is HO 04 42, Permitted Incidental Occupancies, which can cover business furnishings, supplies and equipment in the dwelling or another structure on the property and extend liability to clients who visit. Insurers use their own versions and names. Eligibility is narrow: typically an office, professional practice, private school or studio that is incidental to the home.
You describe the business on the endorsement and pay an added premium. The insurer lifts the business property limit above the small cap in the base policy and treats the scheduled operation as an exception to the business pursuits exclusion. Say you run a graphic design practice from a spare bedroom (hypothetical): a client trips on your stairs, and the endorsement can respond where the base policy would not.
The limits matter. Liability is generally tied to the premises, so work at client sites, product liability, professional errors and injuries to employees are not part of it. For those you need a business owner's or professional liability policy. Read the home business gaps guide and, if you care for children, the home day care guide.
