Roof surfacing payment schedule

An endorsement that pays roof damage as a set percentage of replacement cost based on the roof's age and material, not full cost or a depreciation estimate.

Also called: roof payment schedule, roof schedule endorsement, roof surface payment schedule

A roof surfacing payment schedule is an endorsement that sets what the insurer pays for roof damage using a table. The table lists roof materials and ages and assigns a percentage, so the older the roof, the smaller the share of replacement cost the policy pays. These forms are generally written by individual insurers, and the percentages are printed in your endorsement.

Say the table pays 50% on a 15-year-old asphalt shingle roof and replacement costs $20,000 (hypothetical). The roof payment is $10,000, less your deductible, however the roof looked before the storm. Many versions pay the smallest of repair cost, the scheduled percentage of replacement cost or the limit, and most apply only to wind or hail losses. They typically come with a premium credit.

The upside is predictability: the percentage is fixed in advance, so there is no argument over depreciation. The downside is that the percentage can land below what actual cash value would give on a well-kept older roof, and the payout falls again each year as the roof ages. Confirm what counts as "roof surfacing" (shingles, underlayment, flashing, decking), which causes of loss it covers, and whether you owe the difference. The guide Roof payment schedules and ACV roof endorsements compares schedules with ACV endorsements, and the roof claim payout estimator runs the numbers.
