Kin Insurance vs Lemonade
Both are direct insurtechs rated Demotech A. Kin targets storm-exposed Sun Belt states; Lemonade is app-only and has been shedding catastrophe risk.
Verdict
Kin Insurance and Lemonade have the same financial strength rating from the same agency, Demotech A (Exceptional), and neither is rated by AM Best. Both sell to consumers without an outside agent. They head in opposite directions on catastrophe-exposed homes, though, and that decides which suits you.
Kin built its business on hurricane, hail and wildfire states. It sells homeowners insurance online and by phone in 14 states (Alabama, Arizona, California, Colorado, Florida, Georgia, Louisiana, Mississippi, Missouri, Oklahoma, South Carolina, Tennessee, Texas and Virginia) and ranked #51 among U.S. homeowners groups in 2025 ($473.6 million in premiums, NAIC data). It entered Missouri in September 2025 and Oklahoma in April 2026, and in September 2026 it cut rates by an average of more than 20% in Broward, Miami-Dade and Palm Beach counties. Lemonade ranked #47 ($517.0 million), but that NAIC line includes renters and condo policies, and the company reported an average of $240 per customer in multi-peril premium at June 30, 2026. It sells homeowners in 23 states and DC, only through its app and website, and has been shrinking catastrophe exposure: nonrenewals from 2024 and new-business stops in parts of Texas in 2025.
The policy forms differ outside Florida and Louisiana. Kin's "House & Property" is built on a DP-3 landlord-style form (HD3) with an owner-occupied endorsement that adds typical HO-3 coverages, so confirm the endorsement is on your declarations page. Kin writes Louisiana, Mississippi, Virginia and California on a surplus lines basis, without the state's guaranty fund behind it in most cases. Lemonade's homeowners policy follows the familiar six-part structure, settles belongings at replacement cost and offers deductible-free Extra Coverage for jewelry and art. But Lemonade's legal notice says home insurance in a long list of states, including California and Texas, is underwritten by Homesite Group members, so check which company issued your quote.
Choose Kin Insurance if
- You live in Florida or another Gulf or Sun Belt state where larger carriers are cutting back.
- You want to buy online or by phone and reach a person, with a 24/7 claims line.
- You have FORTIFIED or other wind, hail or fire-resistant features that earn a credit, or a Florida wind mitigation report.
- You can accept surplus lines in Louisiana, Mississippi, Virginia or California, or an HO-3 style form in Florida and Louisiana.
Choose Lemonade if
- You want to quote, change and claim entirely in an app, with no phone sales.
- Your home is a lower-catastrophe risk, such as the Northeast and Midwest states on its list.
- You want a standard six-part homeowners form with replacement cost on belongings and the option of Extra Coverage.
- You value the Giveback and its public benefit corporation status, and you will check whether a partner carrier issues the policy.
