Overview

Kin Insurance is a Chicago-based insurtech that sells home insurance directly to consumers, online and over the phone, with no outside agents. Kin Insurance, Inc. is the operating company; the policies themselves are issued by policyholder-owned reciprocal exchanges that Kin manages as attorney-in-fact: Kin Interinsurance Network (NAIC 16603), which writes Florida, and Kin Interinsurance Nexus Exchange (NAIC 33987), which writes most other states. A third exchange, Kin Interinsurance National Exchange, appears in Kin's 2026 reinsurance announcements.

The Kin Insurance Inc. Group ranked #51 among U.S. homeowners insurance groups by 2025 direct premiums written, with $473.6 million (0.25% of the national market), according to NAIC market share data. That is a small slice nationally but a meaningful one in Florida, its first and largest market. Kin reported $634.4 million of gross written premium across its managed exchanges for 2025, $701.1 million of premium in force at June 30, 2026, and more than 250,000 home policies in force by June 2026.

Kin's pitch is data-driven pricing for homes in hurricane, hail and wildfire country, the places where many national carriers have pulled back. It sells only in 14 Sun Belt and central states.

History

Sean Harper and Lucas Ward, both financial technology entrepreneurs, launched Kin in 2016. It began as a managing general agent and brokerage, placing Florida, Texas, Georgia and Alabama homeowners with other carriers. In August 2019 Kin raised $47 million and launched its own Florida carrier, Kin Interinsurance Network, structured as a reciprocal exchange and rated A (Exceptional) by Demotech from the start.

In 2021 Kin agreed to go public by merging with a special purpose acquisition company, Omnichannel Acquisition Corp.; the two called the deal off in January 2022, citing market conditions. In December 2021 Kin bought an inactive insurance carrier licensed in 43 states and renamed it Kin Interinsurance Nexus, which Demotech rated A (Exceptional) in January 2023. Nexus carried Kin into South Carolina (January 2023), Mississippi (April 2023), Alabama (June 2023) and Texas (March 2024). Kin expanded to a statewide California offering in March 2025, then entered Colorado (June 2025), Missouri (September 2025) and Oklahoma (April 2026).

In September 2025 Kin raised a $50 million Series E at a $2 billion pre-money valuation and closed a $200 million debt facility, saying part of the money would fund an additional reciprocal exchange. It added auto insurance for bundling in Texas and Florida in 2025 and home equity lending in Florida.

Homeowners coverage

What Kin sells depends on the state. In Florida and Louisiana, its homeowners product is an HO-3-style policy covering the dwelling, other structures, personal property, loss of use, personal liability and medical payments. Everywhere else, Kin's "homeowners insurance" is its House & Property policy: a base form called HD3 that works like a DP-3 landlord policy, plus an owner-occupied endorsement that adds the coverages of a typical HO-3. If you live in the home, check that the owner-occupied endorsement appears on your declarations page; without it you have landlord-style coverage. See Dwelling fire policies: DP-1, DP-2 and DP-3 for how dwelling forms differ.

Optional coverages Kin lists for Florida include flood, water backup, fungi and mold, animal liability, identity fraud expense reimbursement and sinkhole coverage. Kin also sells condo (HO-6) policies in Florida and, since July 2026, California, along with landlord, mobile home and high-value home policies. In September 2026 it raised the maximum total insured value it will write in Florida to $14 million.

Because the insurers are reciprocals, Kin's financial reports refer to "subscriber surplus contributions," a charge reciprocal exchanges commonly collect from members along with the premium; check your quote and bill for that line. In Louisiana, Mississippi, Virginia and California the coverage is written on a surplus lines basis, which means rates and forms are not approved by the state the way admitted policies are, and the state's guaranty fund generally does not stand behind the policy (see admitted vs surplus lines home insurers: what you give up).

Discounts and savings

Kin lists a home-and-auto bundle (up to 10% off home and up to 20% off auto where it sells auto), a welcome discount for new customers, claims-free, electronic policy, new homebuyer (for homes bought within the past 10 years in Florida), protective devices and smart home technology such as alarms and automatic water shutoff valves, and a credit for wind-, hail- or fire-resistant construction, including IBHS FORTIFIED designations. An early quote discount of up to 15% in the first year applies when you quote at least a week before coverage starts.

Florida adds wind mitigation credits (bring a current wind mitigation inspection), a water detection credit and, from 2026, a senior discount for policyholders 50 and older. Availability and amounts vary by state.

Where it sells and recent market moves

Kin sells in Alabama, Arizona, California, Colorado, Florida, Georgia, Louisiana, Mississippi, Missouri, Oklahoma, South Carolina, Tennessee, Texas and Virginia. Kin Interinsurance Network is admitted in Florida and writes Louisiana as a surplus lines insurer; Nexus is admitted in Alabama, Arizona, Colorado, Georgia, South Carolina, Tennessee and Texas and writes Mississippi and Virginia on a surplus lines basis. California policies are placed by Kin's surplus lines brokerage with a non-admitted carrier.

Kin has been expanding while larger carriers retreat. In September 2026 it cut homeowners rates by an average of more than 20% for new and renewing policies in Broward, Miami-Dade and Palm Beach counties, crediting Florida's litigation reforms, and said it had not taken a statewide Florida rate increase in three years. Its reciprocals renewed reinsurance on June 1, 2026 at about 25% below the prior year's cost per unit of protection, buying more than $1.9 billion of catastrophe coverage, and in May 2026 Kin placed a $335 million catastrophe bond through Hestia Re that for the first time covers states beyond Florida.

Claims

Claims are reported 24/7 through the customer portal, online at claims.kin.com, or by phone at 866-204-2219. Kin says a claims specialist will contact you within 24 hours, inspections may be in person or virtual, and payments can go by direct deposit, electronic check or mailed check. If you have a mortgage, expect the lender on the check.

Under the reciprocal structure, the attorney-in-fact (Kin Risk Management LLC for the Network, Kin Risk Management Nexus LLC for Nexus) issues policies and handles claims, so there is no agent in the middle. Questions on an open claim go to the claims specialist named in your portal.

Ratings and reputation

Kin's exchanges are not rated by AM Best. Both Kin Interinsurance Network and Kin Interinsurance Nexus Exchange carry a Financial Stability Rating of A (Exceptional) from Demotech, Kin's website said in October 2026. Demotech first rated the Network in 2019, affirmed it in August 2021 and August 2022, and assigned Nexus its A in January 2023. Demotech is the usual rating agency for Florida domestic insurers, and an A meets Fannie Mae's insurer-rating requirement for mortgaged homes (see Demotech ratings and Florida's insurers). The reciprocals are backed by catastrophe reinsurance and four catastrophe bonds.

Kin reports high online review scores (4.9 of 5 on Trustpilot and an A+ Better Business Bureau rating as of September 2026), which are self-reported marketing figures rather than regulatory measures.

Who it suits

Kin suits homeowners in Florida, the Gulf states and other storm-exposed markets who want a quick online quote, value credit for mitigation such as FORTIFIED roofs, and do not need a local agent. It suits less well buyers who want an AM Best-rated insurer, a guaranty-fund-backed admitted policy in Louisiana, Mississippi, Virginia or California, or a standard HO-3 form outside Florida and Louisiana.

  • Strengths: direct pricing and service with a 24/7 claims line; Demotech A (Exceptional) on both exchanges; large reinsurance and catastrophe bond backing; rate cuts in South Florida in 2026; mitigation and FORTIFIED discounts.
  • Weaknesses: no AM Best rating; surplus lines coverage in four states; a DP-3-based House & Property form outside Florida and Louisiana; no local agents; a young company whose reciprocals have only operated since 2019.
