HO-6 (unit-owners form)
The condo owner's policy: it covers belongings, the parts of the unit the association's policy leaves to you, loss assessments, liability and loss of use.
Also called: HO 00 06, HO6, condo insurance, condominium policy
HO-6 (ISO HO 00 06) is the unit-owners form for condominium owners and some co-op shareholders. The association's master policy insures the building; the HO-6 fills in what that policy leaves to you. Coverage A (dwelling) is a modest limit for the elements you are responsible for, such as cabinets, flooring, fixtures and improvements, and how much you need depends on how the master policy is written. Coverage C insures belongings, D loss of use, E liability and F medical payments. On the standard form, Coverages A and C are named-perils coverage unless you upgrade.
The number to check is the association's wording. A master policy that covers only bare walls leaves you responsible for everything inside; one that is "all-in" covers more. Ask the association for the master policy and bylaws before choosing Coverage A.
The other item is loss assessment. When the association faces an uninsured loss or a big deductible, it can bill owners, and the standard ISO form includes only $1,000 of loss assessment coverage by default. Many owners raise it. See HO-6 condo insurance explained: what it covers and how much you need and condo master policies: what the association covers and what you cover.
