Loss assessment coverage
Coverage for your share of a bill that a condo or homeowners association charges owners after a covered loss that its own insurance does not fully pay.
Also called: special assessment coverage, HOA assessment coverage, condo assessment coverage
Loss assessment coverage pays your share when a condo or homeowners association (HOA) bills its members to cover a loss the association's insurance does not fully pay. The charge has to come from a covered cause, typically damage to property the owners hold in common or a liability judgment against the association.
The standard ISO forms, including the HO-3 and the HO-6, build in only $1,000 of this coverage. An endorsement (ISO's is HO 04 35) raises the limit for extra premium, and insurers' own forms offer their own options. Say a fire in the clubhouse causes $400,000 of damage, the association's master policy has a $100,000 deductible, and the board splits it among 50 owners at $2,000 each (hypothetical). With the built-in $1,000 you would pay half of your assessment yourself.
It does not cover routine dues, a planned special assessment for deferred maintenance, or reserve shortfalls, because no covered loss triggered them. Some policies cap the amount payable for an assessment that stems from the master deductible, so read the wording. Ask the association for its policy and deductible, then size the limit to match. See loss assessment coverage for HOA and condo owners.
