Overview

Assurant is an Atlanta-based, publicly traded protection company (NYSE: AIZ) best known to consumers for phone insurance and extended warranties. Its homeowners premium comes from a different place: it is the largest writer of lender-placed homeowners insurance in the country, the coverage a mortgage servicer buys when a borrower's own policy lapses or cannot be verified. It also writes lender-placed manufactured home and flood coverage, sells voluntary homeowners, condo and manufactured home policies in select states, and insures renters through property managers.

Assurant ranked #28 among U.S. homeowners insurance groups by 2025 direct premiums written, according to NAIC market share data, with $1.19 billion, or 0.63% of the national market. Because the premium follows mortgage portfolios rather than a sales force, it is spread thinly: its only top-10 state ranking in 2025 was 10th in Alaska.

Most people who find Assurant on a declarations page did not choose it. The policy names one of its insurers — American Security Insurance Company, American Bankers Insurance Company of Florida, Standard Guaranty Insurance Company or Voyager Indemnity Insurance Company — and was bought by the mortgage servicer, or it came with a manufactured home purchased through a dealer or lender. Assurant says eight of the 10 largest mortgage servicers work with it.

History

Assurant says it draws on more than 125 years of insurance experience through the companies it owns. The current holding company, Assurant, Inc., was incorporated in Delaware in 2004 and went public that year; it has raised its dividend every year since. For its first decade as a public company it was a broader insurer, with health, dental and employee benefits units alongside its housing business; those have since been sold, and its own phone directory now routes former dental customers to Sun Life and supplemental health customers to National General. Its 2015 annual report listed a New York corporate office; it is now headquartered in Atlanta.

Today Assurant runs two segments: Global Lifestyle (mobile devices, vehicle and equipment protection) and Global Housing, which contains the homeowners and renters business. Keith W. Demmings is president and CEO. In 2025 Global Housing earned more than $1 billion of adjusted EBITDA excluding catastrophes, and Assurant renewed four major lender-placed contracts covering more than 4 million tracked loans.

Homeowners coverage

Lender-placed (force-placed) insurance. Assurant's systems track the insurance on each loan in a servicer's portfolio. When coverage lapses or cannot be confirmed, it contacts the homeowner and the last known insurer or agent, a process that generally takes up to 90 days. If coverage still cannot be verified, the servicer buys a lender-placed policy and charges it to the borrower, usually through the escrow account. The policy is structural, fire-and-dwelling hazard coverage similar to the dwelling part of a homeowners policy, typically written at the last known coverage amount and paid at replacement cost. It protects the lender's interest and the borrower's equity in the structure; it is not built to cover your belongings or your personal liability.

The federal servicing rules in Regulation X set the timeline. A servicer must send a written notice at least 45 days before charging for force-placed hazard insurance and a reminder at least 15 days before; within 15 days of receiving proof of your own coverage it must cancel the force-placed policy and refund premiums for any overlap. A declarations page is acceptable proof. If you get one of these notices, send your declarations page right away; Assurant's mycoverageinfo.com portal exists for exactly that. See force-placed (lender-placed) insurance explained for the full process.

Voluntary policies. Through its direct site and partners, Assurant sells a homeowners (HO-3) policy, a condo (HO-6) policy and manufactured or modular home coverage. The homeowners program is written by American Bankers Insurance Company of Florida; condo and manufactured home programs use American Bankers, American Security or Standard Guaranty depending on the state, and in Texas some manufactured home coverage is underwritten by Ranchers and Farmers Mutual Insurance Company. The company advertises replacement cost coverage and, for manufactured homes, optional extended service contracts on appliances. In California, wildfire scores may affect manufactured home eligibility but not price; in Oregon, its homeowners policies do use wildfire risk in underwriting and rating and offer no wildfire mitigation discount. See mobile and manufactured home insurance.

Discounts and savings

Assurant says its voluntary homeowners program offers more than 20 possible discounts, naming protective service credits and loss-free credits as examples, but it does not publish the full list. Paying the annual premium in full avoids the installment fee of up to $5 that applies to its four-, six- and eight-payment plans. On a lender-placed policy, the only meaningful saving is replacing it with coverage you buy yourself.

Where it sells and recent market moves

Lender-placed coverage follows its clients' loans across the country. Voluntary policies are offered in select states; the quote site lists manufactured/modular coverage as unavailable in D.C., Florida and Hawaii, and Assurant halts new policies and coverage increases in areas threatened by hurricanes or wildfires (it calls these moratoriums).

The more important trend is in the lender-placed book. Assurant's 2025 annual report says placement rates — the share of tracked loans that end up with a lender-placed policy — have risen in some areas because voluntary homeowners coverage is harder to get, naming California and Texas. Put plainly, more borrowers who lose or cannot replace their regular policy are ending up on force-placed coverage. Assurant's second-quarter 2026 results credited growth in lender-placed and specialty products for higher Global Housing earnings.

Claims

Claims on Assurant homeowners, condo, manufactured home and lender-placed policies go to 800-358-0600, available 24/7, or online through myassurantpolicy.com. Have the policy number and property address ready, and a police report number if there was one. Condo owners should file building damage under the association's master policy first.

On a mortgaged home, the claim check is usually made payable to both you and the servicer. Assurant also processes loss drafts for mortgage servicers, so expect the servicer to ask for paperwork such as contractor estimates before it releases repair money. Assurant is also the second-largest administrator of National Flood Insurance Program policies; NFIP flood claims through American Bankers go to 800-423-4403.

Ratings and reputation

AM Best affirmed the A+ (Superior) financial strength rating of Assurant's U.S. property-casualty subsidiaries, including American Bankers Insurance Company of Florida and American Security Insurance Company, in September 2025, with stable outlooks. As of December 31, 2025, Assurant reported an S&P rating of A (Strong) and a Moody's rating of A2 on American Bankers Insurance Company of Florida. See Financial strength ratings: AM Best, S&P, Moody's and Demotech.

Its reputation with consumers is tied to force-placed insurance. In March 2013 the New York Department of Financial Services announced a settlement in which Assurant, which it called the country's largest force-placed insurer, paid a $14 million civil penalty, funded restitution for New York homeowners force-placed after January 1, 2008, agreed to file rates on a 62% permissible loss ratio, and stopped paying commissions to servicers.

Who it suits

For a manufactured home buyer working through a dealer or lender, Assurant is a mainstream, A+-rated option. For a site-built homeowner, the realistic relationship is usually involuntary: a lender-placed policy you should replace with your own coverage as soon as you can. The voluntary program is small and sold in select states, so compare it with American Modern Insurance Group or Foremost Insurance for a manufactured home.

  • Strengths: A+ (Superior) from AM Best, affirmed September 2025, plus S&P and Moody's ratings; 24/7 claims line; extensive experience with manufactured housing and mortgage-servicer claim handling.
  • Weaknesses: lender-placed policies protect the structure and the lender, not your belongings or liability; a 2013 New York regulatory settlement over force-placed practices; voluntary products limited to select states, with discounts not published by name.
