Overview

American Modern Insurance Group is a specialty personal-lines insurer in Amelia, Ohio, owned by the German reinsurer Munich Re. Its residential business covers the homes mainstream carriers tend to avoid: manufactured and mobile homes, older houses, homes with past claims, and dwellings that are vacant, seasonal or rented out. It also insures boats, collector cars and motorsports vehicles. Policies are written by American Modern Home Insurance Company, American Modern Property and Casualty Insurance Company, American Modern Lloyds Insurance Company (in Texas) and affiliates, and are sold through agents rather than directly.

The Munich Re group, whose U.S. homeowners premium is written mainly through American Modern, ranked #27 among U.S. homeowners insurance groups by 2025 direct premiums written, according to NAIC market share data: $1.20 billion, or 0.63% of the national market. It ranked 9th in New Mexico (3.07% of that market) and 10th in Oregon (1.98%) in 2025. The company says it writes admitted products in all 50 states and about $2.2 billion of premium across all its lines.

What it is known for: insuring a manufactured home of any age in fair condition, a 1930s bungalow a standard carrier won't touch, or a house sitting empty during an estate sale. What it is not: a low-cost choice for a well-kept, newer, owner-occupied house with no claims.

History

American Modern grew out of The Midland Company of Cincinnati, which began by financing automobile purchases and became one of the first lenders to specialize in mobile home loans. Moving from financing into insuring those homes, Midland formed American Modern Home Insurance Company and American Family Home Insurance Company; the company dates its manufactured home coverage to 1965. In the 1990s it added watercraft, collector car, motorcycle, ATV and snowmobile coverage, and American Modern Insurance Group, Inc. was formed in 1994.

Munich Re completed its purchase of Midland on April 3, 2008, paying $65 a share, about $1.3 billion. At the time Munich Re described Midland as one of the top three U.S. manufactured housing insurers.

Two business exits matter for anyone who remembers the name from a mortgage statement. In February 2016 American Modern announced it would leave the lender-placed insurance business over 15 to 24 months, citing falling premium and rate pressure. In 2025 it consolidated its legal entities: American Modern Select Insurance Company transferred all its policy obligations to American Modern Home Insurance Company in June 2025 and was sold to an undisclosed buyer in November 2025, according to AM Best.

Leadership has been in flux. Munich Re announced in December 2025 that Andreas Kleiner, CEO since 2016, would retire and that Kathleen O. Zortman would succeed him effective March 2, 2026. As of October 2026, the company's own leadership page lists Kevin Morreale, its longtime chief sales and marketing officer, as interim president and CEO.

Homeowners coverage

American Modern sells a set of programs rather than one homeowners form, and the program decides how a loss is paid. Program rules come from its manuals and vary by state.

  • Manufactured Home: single-wides, double-wides, modular and tiny homes with no age limit, in fair condition or better, valued up to $300,000. The dwelling is open-perils ("all risk"). On a total loss it pays an agreed value set when the policy is written, minus the deductible; partial losses settle at actual cash value unless you buy full repair cost or replacement cost. Water damage to the structure is covered in full, with a $3,500 cap on mold remediation, and loss of use pays 10% of the dwelling limit.
  • Homeowners: single- and two-family homes valued from $50,000 to $500,000, in average condition or better. It is named-perils, settles the dwelling at actual cash value unless upgraded, and includes water damage at 10% of the limit with an option to buy up to 100%. An "enhanced coverage" option adds collapse, weight of ice and snow, power surge, falling objects and glass breakage.
  • Homeowners FLEX: homes valued up to $1 million. Replacement cost on the dwelling (modified replacement cost for homes built in 1960 or earlier), but newer roofs settle at replacement cost and older roofs at actual cash value, depending on the state; see Roof payment schedules and ACV roof endorsements. You choose water coverage at 10%, 25%, 50%, 75% or 100%, and a cosmetic roof damage exclusion is mandatory.
  • Dwelling Special and Dwelling Basic: non-packaged dwelling fire policies for one- to four-family rentals, seasonal homes and vacant properties. Dwelling Special is open-perils on the building with replacement cost; Dwelling Basic is named-perils at actual cash value and accepts vacant homes valued up to $1 million.

A standalone earthquake policy is available in 14 states (Arkansas, Illinois, Indiana, Kansas, Kentucky, Missouri, Mississippi, Nevada, Ohio, Oregon, South Carolina, Tennessee, Utah and Washington), covering up to 10 homes on one policy. Across programs, read the declarations page for the water percentage you bought: on the Homeowners and FLEX programs it sets the ceiling on any water damage claim.

Discounts and savings

American Modern advertises up to six discounts on Manufactured Home policies (which it says could save 10% or more) and up to 10 on its other residential programs (20% or more), but it does not publish a list by name. Discounts are applied through your agent. In Oregon, its Manufactured Home program has offered discounts since March 2024 for homes certified under IBHS's Wildfire Prepared Home program or located in a Firewise USA community; the same credits reach Oregon Homeowners policies written on or after September 9, 2026 (renewals from October 3, 2026). EZPay automatic payments are promoted as a way to save on billing.

Where it sells and recent market moves

The company says its subsidiaries are licensed to write admitted products in every state, but each program is filed state by state. Homeowners and Homeowners FLEX are not offered everywhere, and the agent decides which program fits. Because it is an admitted carrier, policyholders keep state guaranty fund protection, unlike many surplus lines alternatives for hard-to-place homes.

The Insurer reported in January 2025 that American Modern would pause new homeowners business in at least 11 states beginning in March 2025; the list of states was not public. Separately, the company uses temporary binding restrictions, halting new business and coverage changes in areas threatened by hurricanes or wildfires; those do not affect renewals.

Allstate agents can place homes that do not qualify for Allstate's own programs with American Modern through Allstate's Ivantage Expanded Market Program, so a homeowner may deal with an Allstate agent but hold an American Modern policy.

Ratings and reputation

AM Best affirmed the A+ (Superior) financial strength rating of Munich Re and its subsidiaries, including American Modern Home Insurance Company, American Modern Property and Casualty Insurance Company and American Modern Lloyds Insurance Company, on July 23, 2026, with stable outlooks. That rating rests heavily on Munich Re's capital.

The most notable regulatory action involved the lender-placed business it has since left: in June 2016 the Minnesota Commerce Department fined it $1 million for excessive force-placed insurance rates and required a 43% rate cut and refunds.

Who it suits

American Modern suits owners of manufactured homes, older or lightly maintained houses, and vacant, seasonal or rental properties who have been declined elsewhere or need a policy that fits an unusual occupancy. It suits less well a buyer who expects standard HO-3 terms by default: several programs start at actual cash value and named perils, and the better settlement terms cost extra. Compare it with Foremost Insurance for manufactured homes and with Steadily for rentals.

  • Strengths: A+ (Superior) from AM Best through Munich Re, affirmed July 2026; no age limits on many programs; agreed-value total-loss settlement on manufactured homes; admitted coverage for vacant and seasonal homes.
  • Weaknesses: sold only through agents, with programs and discounts not published by name; actual cash value and limited water coverage as defaults on some programs; new homeowners business paused in at least 11 states from March 2025; CEO succession unsettled in 2026.
